Expat BTL

Expat BTL: buying UK property while you live abroad

Expat BTL sits in a narrow specialist market: lenders that understand foreign-currency income, offshore employment, and the compliance overhead of lending to a non-resident borrower. It works — you just need to be on the right lender's shortlist.

Audience: UK expats and non-residents
Situation: You live abroad but want to buy or refinance UK rental property — high-street lenders decline expat applications by default.
Primary: Private Finance

The situation

Most high-street lenders won't quote at all. The ones that will often demand you fly home for signing, or apply punitive stress rates that leave nothing on the table. Currency risk, tax residency and source-of-funds questions all pile up.

How we approach it

We route directly to expat-specialist lenders whose criteria we know intimately — currencies accepted, jurisdictions covered, minimum incomes, employment types. AML and source-of-funds packaged up front so completion doesn't stall two weeks in.

What that looks like in practice

  • Lenders covering GBP, EUR, USD, AED, HKD, SGD and more
  • Employed and self-employed borrowers, including limited-company directors
  • Ltd company (SPV) and personal-name structures
  • Purchase, refinance, or capital raise on existing UK stock
  • Handled remotely — no requirement to fly back for signing in most cases

Typical timeline

  1. Week 1
Income evidence, residency status, currency and property details gathered.
  2. Week 2-3
AIP with specialist lender, valuation instructed, AML pack submitted.
  3. Week 4-6
Full offer, legal completion — usually handled by UK solicitor with power of attorney.

Common questions

Do I need a UK bank account?

Almost always yes — most lenders require rent to be paid into a UK account and the mortgage collected from one. We can point you at UK banks that open accounts remotely.

What LTVs are realistic?

Typically 75% LTV, sometimes 80% for stronger cases. Non-residency doesn't usually cost you leverage, but it does narrow the lender pool.

What about UK tax?

You'll usually need to register under HMRC's Non-Resident Landlord Scheme. Rate and let, or use a UK letting agent — either works. We work alongside your accountant.
